CLAIRAY TRAINING CENTER

 

 

Situated fifteen kilometers north of Angers in the Loire Valley in the area known as “les trois rivieres,” this countryside property is approximately twenty minutes from Angers, a city with over 250,000 inhabitants.  Angers, also known as “La douceur Angevine” because of its temperate climate is never too cold in the winter and the summers are beautiful.

 

The property is divided into two parts.  The first 20 hectares, where you find the home and farm has been built on a solid foundation of smutty mixed with permanent healthy soil.  The additional 15 hectares is essentially composed of grass-land allowing the horse trainer to work on the track all summer.   And with natural water sources readily available, one can easily water the tracks when needed. 

 

 

 

 

 

 

 

The center is equipped with all the infrastructures necessary for training 40 horses with lodging for all personnel. 

 

Conveniences: Banks, commerce, etc… 7 minutes.

                         Paris is 300 km on the highway and 1.5 hours by  train TGV.

                         Marcé airport is 15 minutes.   

                         Nantes International Airport is 1 hour.

THE MAIN HOUSE

 

 

In the heart of the property, the main house was built in 1980 in the style of the Loire region.  Entirely fenced in, the house (180 m2) is independent and separated of the farm and includes a garden and covered heated pool.  The complete living area is approximately 2000 square meters. 

 

The first level of the house includes an entry way, furnished kitchen, formal living room with a fireplace, livingroom with fireplace, two bedrooms, toilet, full bath, and room for heater, w/d.  The second level consists of two large bedrooms, full bath and toilet.  The large attic can also be easily renovated. 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 


THE STAFF HOUSE

 

 

The Staff House is an authentic “longère angevine” and is approximately 200 square meters.   This house is divided into the following: 

 

1)         One apartment reserved for the staff with an American-style kitchen, one full bath and separate toilet, two bedrooms and a living room. 

 

2)         The other living area is separate from the other and consists of a large kitchen, antique fireplace, three bedrooms, a bathroom and separate toilet. 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 


 

3)         On the end of the building there is a tack room with access to the stable or the medical area/wash-racks/cross-ties.

THE STABLE WITH 12 STALLS

 

 

Attached to the “longère”,  the building is shaped like an L and includes 12 stalls approximately 15 square meters each with automatic watering systems.

BARN WITH 10 STALLS

The size of this barn is approximately 600 square meters and allows for large walk ways for easy cleaning of stalls and distribution of food.  It is also possible to add more stalls to this facility. 

 

 

COVERED STALLS WITH WALK-OUTS

THE PADDOCKS

THE FOUR TRACKS

 

The principle track is easily accessible from the farm work areas and is 750 meters long and 15 meters wide with a 10% incline.  The ground of the track has been covered with clinker (ash), thin sand, and sand.  This mixture allows for particularly good drainage. 

 

 

 

 

 

The straight track is 900 meters long and is covered with thin sand.  This, along with the slight uphill allows for effective training and combined with a minimal curve, gives the illusion of as far as the eye can see.

Situated in the lower valley the soil of this track is natural and during the summer months it is particularly exceptional.  The size of the natural track is 1100 meters and is prepared each spring.  The attached 900 meter straight track is turf. 

 

 

 

 

TWO AUTOMATIC WALKERS

 

 

The covered automatic walker has six stalls and is approximately 18 meters in diameter.  It is programmable.
